WHAT SIGNS INDICATE THE NEED FOR A NEW ROOF?

It’s important to accurately gauge if your building needs a new roof. Commercial roofs are designed to endure. However, if you notice water stains along the ceilings and walls, mold or missing shingles, these cues must be addressed. Indications of roof issues also include worn roof covers, flaws in the roofing seams, bubbles along the roof cover and gaps in roof flashing. The commercial roof’s age and resulting gradual wear must also be taken into account.

SHOULD I REPAIR OR REPLACE THE ROOF?

Property managers have four options when they discover flaws in their current roofing systems. Full replacement becomes necessary when over 25 percent of the roof is flawed. Or, a full replacement is ideal when managers want to utilize the latest technological developments in roofing systems and want a long-term solution. Recover an existing roof if good insulation is in place. Recovering the roof is far less expensive than a full replacement. It is important to note that recovering a roof can only be done once. Keeping costs low leads to repairing the roof. Minor repairs extend the life of the roof. Coat the roof system to protect it from leaks. Save energy with reflective coatings that reflect UV rays away from the building.

DOES INSURANCE COVER DAMAGE TO MY ROOF?

Depending on the type of damage and your insurance policy, damage to your roof is often covered by your policy. Most homeowners insurance policies will cover roof replacement if you have sustained enough damage to substantiate a replacement and the damage was caused by an act of nature or sudden accidental event. However, most policies won’t pay to replace or repair a roof that has gradually deteriorated due to age or neglect.

Why do skylights leak?

This old dome skylight had done its time and needed to be replaced. It leaked because it was degrading from age, but also because of the vent above. Because the air vent was so close to the skylight, the snow that builds up during the winter could backup against the skylight and get into the vent. As the snow melted in the spring the problem was worse, because so much snow had built up between the skylight and the vent, water could easily get into the vent as it melted.

WHAT IS INSULATED SIDING?

Insulated siding is essentially vinyl siding with rigid foam insulation that is laminated or permanently attached to the panel. Insulated siding is installed on the exterior of a structure and helps reduce energy loss through framing or other building materials.

Does My Chimney Need Cleaning?

Every chimney needs cleaning every 6-12 months. Depending on how often it is used and what fuel is being burnt in it. While a professional inspection can tell you exactly when a cleaning is necessary, a quick way to determine if it is time to call in a chimney sweep is to simply have a look up the chimney with a flashlight every few weeks. WHY ARE GUTTERS IMPORTANT?

Gutters clogged with everything from leaves to twigs can cause expensive and dangerous home repair nightmares. Rainwater washing over your gutters can accumulate in pools around walls and foundations. This can result in leaky and cracked foundations or flooded basements. What is the differences between glass and domes skylights?

Deck Mounted Skylights (usually with glass lenses) are attached directly to the bare roof deck sheathing. In the case of Velux, their frames are made of wood and designed to mate with drywall on the interior. Curb Mounted Skylights are placed like a cap on top of a constructed box-like structure called a curb, therefore making it higher off the roofline. Curb Mounted Skylights are excellent for replacements because they are more compatible with existing hole sizes. Curb Mounted Skylights also have more glass area when compared to the equivalent Deck Mounted size.
